Small and mid-size local contractors do most of the building in and around Sofia. Bank financing is not nearly as available for these businesses as compared to the U.S; this makes private financing an important aspect of the market.
By teaming up with a builder directly or as part of an investment group, there are opportunities now to own property at prices as much as 50 to 65% less than the current market rates. The entire process of finding available land, selecting and contracting a builder and seeing the project to completion can take about two years. The properties can be sold before completion, anytime afterward, or held and rented.
The contracting arrangements we seek out involve builders with well documented experience and who are able to handle all the architecture, government approvals and complete building process on their own.
