Overview
Global Quest is a real estate investment management company specializing in emerging market country of Bulgaria.  Our business consists of investment management of real estate development projects for mainly US based private and institutional investors, directly or through privately managed funds.  Global Quest is a US company based in New York City with a full-time office in Sofia, the capital of Bulgaria.

Business Operations
To properly tap the opportunities and address the inherent risks of an emerging market, Global Quest maintains a full-time business operation within its prime area of focus, Sofia, Bulgaria. Since beginning operations in 2003, we have acquired a thorough understanding of the local market; including valuable insight into the trends within the marketplace, as well as a familiarity with the real estate and construction business communities.

We are continually in search of high-quality projects that offer:

• above average price appreciation potential;
• attractive profit opportunities in the development or refurbishment process;
• low, overall risk.

The types of deals consist of:

• financing projects of both large and small construction companies in need of cash flow;
• managing entire projects ourselves from the initial acquisition of the land through the entire development process;
• acquiring well-located, attractive existing properties for complete refurbishment.

Depending on the goals of the private investor or the directive of the managed fund involved, the completed residential or commercial spaces are either sold in the marketplace to complete the deal or are the units are leased and held longer term for their appreciation potential and create cash flow. In either case, we can handle all aspects of the realty and management operations or we can utilize our established contacts within the local realty business.

Our local presence, careful approach and full-time attention to detail make all aspects of process comparable to doing business locally in the U.S.

Company Background
Global Quest was formally incorporated in early 2005 by its principals, Jeffrey Notaro and David Florov. This decision to form a company, though, had its beginnings several years earlier.

Mr. Florov was born and raised in the U.S., but key to the success of the operation is his Bulgarian family background, which had led him to make frequent trips to the country throughout his lifetime. This familiarity and first-hand experience caused him to recognize early stages of Bulgaria as an emerging market.  In 2003, Mr. Notaro and Mr. Florov began serious research into the viability of Bulgarian real estate as an investment vehicle.  Only after extensive analysis and local legwork in Bulgaria was the decision made to form Global Quest LLC as a real estate investment and management company.

Jeffrey Notaro
Principal and Executive Officer of Global Quest LLC

Mr. Notaro has 20 years of experience in the financial industry. In conjunction with operating Global Quest, he operates a successful investment advisory and brokerage business in New York City.

Mr. Notaro began on Wall Street in 1986, after graduating from West Virginia University with a Bachelor of Science in Finance. His early experience included positions in the field of institutional equity and bond trading. Beginning in 1991, he joined the brokerage firm of Vision Financial Markets LLC as manager of their futures trading desk and later became manager of their equity trading desk for the newly formed broker-dealer, Vision Brokerage Services, LLC.

In early 2005, Global Quest LLC was established, and the following year, Vector Asset Management LLC was registered with New York State as an investment advisor.  Many of the clients of the investment advisor have made investments in real estate through Global Quest LLC and the funds it manages.

David Florov
Principal and Executive Officer of Global Quest LLC

Mr. Florov’s family background is Bulgarian; he was born and raised in New York City, but spent a number of months each year throughout his life living in Bulgaria. He is fluent in three languages, Bulgarian, German and English. His familiarity with the Bulgarian culture, as well as experience in doing business in Bulgaria, is an important aspect of Global Quest’s organization.

Mr. Florov’s business background is in the financial brokerage industry.  He received a Bachelor of Science in Economics and Business Management from Cornell University in 1993.  Shortly thereafter, he spent a number of years with futures broker, EDF Man & Company, in the precious metals and energy pits on the trading floor of the New York Mercantile Exchange.  In 2000, Mr. Florov joined Vision Financial Markets LLC, a futures brokerage firm in New York; where he was responsible for balancing and reconciling Vision’s house trading accounts.  In 2005, he began a full-time commitment as principal of Global Quest LLC, operating the company’s local office in Sofia, Bulgaria.
